Great photos help you attract more buyers and a higher sale price.
Use this checklist before photo day so your home looks its best and we spend our time capturing great images, not fixing preventable issues.

Whole home
- Remove cleaning products, brooms, mops and drying racks from view
- Hide bins, pet beds, toys and personal photos
- If in doubt, take it out. Less is more on camera
- Clean visible surfaces, mirrors, windows, blinds
- Replace any blown light bulbs and test they work. Use the same colour so lights look consistent in photos.
- Use baskets or one room (garage/laundry) as temporary storage
Floor Plans (if booked)
- Please make sure we can walk around each room and get within about 2 metres of all walls so we can scan properly
- We will scan all rooms including the garage, storage rooms and large sheds
- Garages and storage rooms do not need to be tidy, as long as we have a small path to walk down and the walls/windows/doors are at least partly visible
Kitchen/Dining
- Clear all benches of clutter; remove small appliances and the dish rack
- Remove fridge magnets and papers
- Clean cooktop, rangehood and sink
Living areas
- Tidy and clear coffee tables and side tables; remove remotes
- Hide cables; remove devices if needed
- Arrange furniture for space and flow; remove pieces if the room feels cramped
- Vacuum and/or mop floors
Bedrooms
- Remove items from bedside tables; pedestal fans; plug in lamps
- Make the bed neatly with fresh linen
- Put washing and laundry baskets away
Bathrooms
- Clear all items from shower, bath and vanity
- Remove toothbrushes, shavers and personal items
- Clean glass, mirrors and benchtops (it is very obvious in photos)
- Use fresh towels or remove them completely; toilet lid down
Outside
- Remove hoses, toys and garden debris (leaves, branches), mow the lawn and clear grass clippings
- Move trailers, bins and cars so they’re not seen through windows or in main views; take clothes off the line
- If drone photos are being taken, keep down the sides of the house tidy
- Clean ceilings and roofs if dirt is noticeable
- Wipe outdoor furniture and barbeque
- If you have time:
- Clean the driveway/concrete
- Start watering the grass 2-4 weeks before photos
Pool (if applicable)
- Take off the pool cover and skim leaves
- Remove creepy crawly a few hours before photos so splashes can dry
- Hide pool scoops, toys and cleaning items
Tips
- We don’t normally shoot garages and laundries unless they’re really special, so use them for storage
- If you don’t have much space, use baskets and move everything into one room. We can photograph the rest of the home first, then do that room last.
Important
Our team can do some digital touch ups, but they cannot replace a well-prepared home.
Anything left in-frame (cords, clutter, bins, toys, dirty driveways or pool equipment) will show in your photos and may require extra digital work arranged through your agent.
